Aafaluge is a new residential building on Buruzu Magu, in the Machangoalhi district of Malé. The developer's schedule gives November 2025 for the start of construction, and it expects to hand over between late 2027 and early 2028. Nobody lives there yet. This piece is about what the building is designed to be, so that a tenant planning a move to the capital knows what is coming.

## Two sides of one building

The most interesting design decision at Aafaluge is that the flats face in two directions, and each direction offers a different way of living in Malé.

The developer calls the front units Type A. They face the road, and each has a private balcony over Buruzu Magu, which the catalogue describes as one of the city's most accessible main roads. These are for people who like the city in view: traffic, lights, and the street's movement from morning to night.

The rear units, Type B, face away from the road. The developer describes them as quieter and more secluded, finished to the same interior standard as the front. In a city as dense as Malé, where the concierges describe the trade-off as convenience against space, a quiet bedroom is worth a great deal.

At the top, the developer describes a penthouse with an expansive floor plan and 360-degree views of the Malé skyline.

## Light, air and finish

The catalogue describes a contemporary façade designed around natural light and ventilation. Layouts are arranged to maximise daylight, and the developer says the building uses energy-efficient construction methods. Kitchens are modular, and bathrooms are fitted with branded sanitaryware.

The flats themselves are three-bedroom apartments. The one road-facing unit that has appeared on Binga was a three-bedroom with three bathrooms, 1,200 sq ft, on the first floor, with a balcony. It was offered unfurnished and for sale, not to rent. It does, though, give a fair idea of the size of the homes.

## Arriving home

The developer describes a premium lobby with round-the-clock security and CCTV, and two lifts, intended to keep waiting times short.

The catalogue also places the building a short walk from Ahmadhiyya International School, with supermarkets, pharmacies and main transport routes close by. The desk has not walked the route, so that is the developer's description, not ours.

## What the desk is still checking

The catalogue record lists Aafaluge at twelve floors and twelve homes, while the developer's text places the penthouse on the fifteenth floor. The desk has not reconciled the two and does not quote a floor count or a number of homes. We will update this piece when the developer confirms them. The developer is not named in the catalogue record.
