# What makes Aira beautiful to live in

Some buildings are beautiful from the street. Aira is beautiful from the inside, in the way a well-made tool is: its design starts from how people actually live in a flat and works outwards. It has two blocks, fifteen floors and ninety-four homes in Hulhumalé, and the thinking shows in every room.

## Designed from the inside

The developer's brief says Aira's concept came from professionals in Singapore, people experienced in "shaping up space" around the real needs of the people living in it. The catalogue says the design is "not about what has been already done". That is marketing language, but the list that follows it is unusually concrete, and concrete is what a tenant can check at a viewing.

Take the kitchen. Aira's kitchens are closed, not open. A kitchen with a door keeps the smell of frying out of the sofa and the curtains. The laundry has its own area too, so the washing machine is not in the kitchen or the bathroom and the drying rack is not in the living room.

The front door is fire-retardant. Inside it, the entrance is planned for privacy, including a place for shoes. It sounds small. It means that when a neighbour's door opens onto the corridor, they are not looking straight into your living room, and the shoes left at the door have somewhere to go.

## Quiet by construction

The walls between flats are insulated. That single line in the brief probably matters more to daily life than anything else on it. A shared wall that carries sound decides whether you hear the neighbours' television, their children and their arguments. At Aira the developer built against it.

The same logic runs through the services. The outdoor air-conditioning units are placed so they can be serviced without trouble. A blocked toilet can be fixed without disturbing the flat next door. Those are not features anyone photographs. They decide whether a routine repair is a quick visit or a week of negotiation between neighbours.

## Rooms that take furniture well

The brief says the rooms were planned to fit both fixed and loose furniture. In practice, a bed, wardrobe, sofa and dining table go where they should, not where the one clear wall happens to be. There are universal power points on both sides of each bed, so both people can charge a phone without an extension lead.

This is what gives the flats their calm. A room that has been planned for its furniture looks tidy with ordinary things in it.

## The homes Binga has seen

The flats that have come through Binga show how the design reads once people live in it. A fully furnished 2+1 on the third floor, 1,280 sq ft with three bathrooms, was described in its listing as sitting on the eastern waterfront, "immaculate", with an industrial-chic interior. In September an owner also put forward a two-bedroom terrace apartment, described as custom designed. That listing is still awaiting approval.

A terrace, a waterfront outlook, an interior with a clear style: these are the parts of Aira that photograph well. What makes it good to live in, day after day, is the quiet wall and the closed kitchen door. That is the beauty of Aira. The design has been thought through, and you notice it most on an ordinary evening.
