# Bayfancy Residence tops out: the 18-storey frame is complete

> Bayfancy poured its 18th-floor slab on 23 September 2025 and declared the superstructure complete on 18 October, with internal walls finished up to the tenth floor. The frame came in a few weeks after the September target set in July.

The last floor slab of Bayfancy Residence, the 18th, was poured on **23 September 2025**. On **18 October** the developer declared the **superstructure complete**: basement, eighteen floors and roof.

## Where the site stood

- **Superstructure:** complete.
- **Internal masonry:** finished up to the 10th floor, with the 11th under way.
- **Electrical wiring and distribution:** started.

## Against the plan

In July the developer had aimed to finish the frame by **September 2025**. It finished in mid-October, a few weeks later. For an 18-storey tower started from bare ground in December 2024, that is still about ten and a half months from first pile to finished frame.

## What topping out means for buyers

The frame is the part of a building most exposed to weather, supply ships and labour. Once it is up, the risk moves to the long middle stretch:
- walls and plastering;
- electrical, plumbing and air-conditioning;
- waterproofing and finishes.

These stages are less visible from the street and easier to underestimate. Progress reports become the main evidence. In January 2026 Bayfancy began its monthly "Journey to Handover" updates.
