# Bayfancy Residence, units and prices: five layouts, and what has changed since launch

> Bayfancy's layouts run from a 735 sq ft 1+1 to sky villas of over 6,000 sq ft. Starting prices have risen since sales opened in May 2025: the 1+1 from MVR 3.5 million to 3.75 million, the 3+1 from MVR 6.2 million to 7.23 million.

Bayfancy sells five kinds of home, all off plan, with handover expected on 30 June 2027.

Sizes are those given at the launch. Bayfancy has not published a full unit-by-unit list.

## What the numbers say

- **Price per square foot.** At launch, a 2+1 at MVR 5.2 million for about 1,133 sq ft worked out at about MVR 4,600 a square foot. A 1+1 at MVR 3.5 million for 735 sq ft came to about MVR 4,760. At September 2026's starting prices the same two layouts would be about MVR 5,670 and MVR 5,100, if the sizes are unchanged.
- **The rise since launch.** Starting prices are up about **7 per cent** for the 1+1, **23 per cent** for the two-bedroom and the 2+1, and **17 per cent** for the 3+1. Part of that may be which homes are left: a "from" price is only as low as the cheapest home still for sale.
- **Larger is cheaper per square foot.** At launch the 3+1 started lower per square foot than the smaller layouts, at about MVR 4,000 for the smallest Grand Suite.

## Before you choose

1. **Ask for the current list by unit:** floor, size, view and price, not only "from" prices.
2. **Ask what the price includes:** finishes as shown in the materials showroom, air-conditioning, kitchen and wardrobes, the smart-home system.
3. **Ask about financing.** Bank of Maldives was named as Bayfancy's mortgage partner in 2025. Check the current terms for a building not yet complete.
