# What your rent buys at Blue Haven Residencies

At Blue Haven Residencies the typical home on the rental market is a fully furnished 2+1: two bedrooms, a third smaller room, three bathrooms and around 1,100 to 1,200 square feet, in a fourteen-storey Hulhumalé tower with its own pool, gym and parking garage. Through Binga those homes are listed at USD 2,300 to 2,800 a month. Here is what that figure covers, and what it does not.

## The homes and the rents

The developer, Rasheed Carpentry and Construction (RCC), built 116 apartments here in 2+1, 3+1 and penthouse plans, from roughly 900 to 2,000 square feet; it is the only RCC building in Binga's development directory at present. The homes Binga has listed are all 2+1s, fully furnished.

For reference, a fully furnished 2+1 on the tenth floor with an unobstructed channel view was listed at USD 2,500 a month in April 2026 and has since been let.

Put side by side, the twelfth-floor home works out at a little over USD 2 a square foot a month and the 1,200 square-foot home at a little over USD 2.30. At the pegged rate of roughly 15.4 rufiyaa to the dollar, the band runs from about MVR 35,400 to MVR 43,100, towards the upper part of the range the concierges quote for new-build homes in Greater Malé. Dollar pricing is normal at this end of the market.

## What comes with the building

From the developer's brief: a swimming pool, a fully equipped gym, commercial spaces in the building, a modern foyer, and a parking garage over three floors. Inside the flats, high ceilings and sleek finishes, and balconies in select units. One of the listings places the pool on the roof.

What the sources do not tell us, and what the concierge confirms for each home before you sign: whether a parking space is allocated to the apartment, the service charge and who pays it, and what backup power and security arrangements the building runs. We would rather ask than print a guess.

## What "fully furnished" means here

Fully furnished in Greater Malé means move-in ready: beds, sofas, dining, appliances, often linen and kitchenware. Both homes above are furnished to a considered standard, one with built-in joinery made for the flat and the other with art and a working kitchen. Ask for the inventory in writing anyway. A Binga concierge lists it in the viewing notes so it ends up in the tenancy agreement, and that is what you hold the owner to at the end.
