1. **Brief.** Own home or let, budget, preferred floor and view. We shortlist the units that fit rather than the units the sales office wants to move.
2. **Viewing.** The actual unit or the closest finished equivalent, walked with a concierge who reads the building honestly: orientation, noise, lifts, parking.
3. **Verification.** HDC pre-sale authorisation, bank approvals, the unit's status and area on paper. Nothing beyond a booking fee moves before this.
4. **Terms.** Price, payment schedule, parking and handover negotiated directly with the seller; financing lined up in parallel.
5. **Handover.** Agreement checked against what was agreed; condition recorded on the day.

Afterwards, if the unit is to be let, the same concierge inspects, prices, markets, vets and prepares the tenancy, paid only when the tenant is placed.
