## The benchmark

Three fully furnished three-bedroom homes at Creek Residences are listed through Binga at USD 2,400 to 2,500 a month: a channel-view unit, a 1,300 square-foot unit with bespoke interiors, and a 1,400 square-foot corner home on the Creek View side. That is the band a well-presented three-bedroom in the building can expect from corporate and expatriate tenants today.

## What moves an owner up the band

Waterfront side over park side. Full furnishing done properly, with the inventory written down. Working air-conditioning in every room and a kitchen that has been used. Photographs taken by a professional, which Binga provides.

## The service

Book an inspection visit and choose a slot. A concierge inspects, prepares your owner profile and terms privately, and sends a two-hour private link to check every detail. We photograph the home, market it on the website, the buyer network and the ad channels, or keep it off-market and show it only to vetted tenants. Enquiries, viewings and screening run through us; you receive one-page vetted profiles and decide. Offers arrive in your private portal, rent, deposit, dates and schedule in one proposal; you accept, counter or decline and the concierge takes it from there. We prepare the tenancy agreement and coordinate the handover.

No upfront fees. 50% of one month's rent, only after we place your tenant. Whoever you book with, all three concierges know your file.
