That figure buys a flat of up to 1,400 square feet, a waterfront outlook in the homes on the channel side, and a building with a generous list of shared facilities: pools, a gym, play areas, event halls, a barbecue area, a store and allocated parking. This piece sets out how the numbers compare and what is still worth checking.

## The homes and the rents

All three homes are three-bedroom, three-bathroom apartments, listed through Binga (asking, September 2026).

## Value per square foot

The 1,400 square-foot home at USD 2,500 works out at about USD 1.79 a square foot a month. The 1,300 square-foot home at the same rent is about USD 1.92. The difference of a hundred square feet at the same price is worth weighing against the bespoke interiors and the view.

At the pegged rate of roughly 15.4 rufiyaa to the dollar, the band is about MVR 37,000 to 38,500 a month, in the upper part of the range the concierges quote for new-build homes in Greater Malé, where dollar pricing is the norm. The building's two-, three- and four-bedroom plans run from about 1,064 square feet to more than 1,600, some with a maid's room, so the three-bedrooms on the list sit in the middle of the building's range.

## What the building includes

From the developer's brief, every resident has access to:

- **Infinity pools, a fully equipped gym and children's play areas.**
- **Event halls** for gatherings, and **rooftop or designated barbecue areas**.
- **An on-site convenience store.**
- **Basement car parking**, and **motorcycle parking on the first floor with multiple slots allocated per apartment**.

Inside the flats: spacious living rooms, enclosed modern kitchens and private balconies. Around the building, public parks, mosques and waterfront walking paths.

What the sources do not tell us, and what the concierge confirms for each home before you sign: whether there is backup power and on-site security, the service charge and who pays it, and exactly which parking slots come with the apartment. The catalogue does not name the developer behind the "SJ" in the building's full name, so neither do we. We would rather ask than print a guess.
