The desk covers one building of DAMAS Real Estate so far: One Avenue, a 13-storey building of 95 homes on Fithuroanu Magu in Hulhumalé, overlooking the yacht marina and a short walk from the ferry terminal and Central Park. With a concierge, a 24-hour reception and homes from one bedroom to penthouse, it is organised closer to a hotel than to a block of flats.

## The signature

The unit mix is the first thing to know. One Avenue has 13 one-bedroom homes of about 657 square feet with garden views, 26 two-bedrooms of 846 to 1,085 square feet with city views, 52 three-bedrooms of 1,083 to 2,091 square feet facing sea or city, and four penthouses of about 3,470 to 3,490 square feet, each with a plunge pool, a wrap-around garden and walk-in closets in every bedroom.

Most homes have both a private balcony and a service balcony, which keeps the laundry out of the view. The developer lists en-suite bathrooms plus a guest bathroom, storage, a modern kitchen, air-conditioning and hot and cold water. Two of the furnished homes Binga has let faced the marina, with sunset views; one had floor-to-ceiling windows and bi-fold doors onto the balcony, and three en-suite bedrooms plus a maid's or storage room with its own bathroom.

## What the building provides

A concierge and a 24-hour reception. Access control, CCTV and 24-hour manned security. Four residential lifts and one for the commercial floors. Two floors of parking for cars and motorbikes. A fire prevention system. A private garden and children's playground on the second floor, and a shopping mall with retail space in the building.

The catalogue does not list a shared swimming pool, so a tenant who wants one should look at the penthouses or elsewhere.

## What rents look like

Binga has let three-bedroom and 3+1 homes here. A fully furnished three-bedroom with a storage room was listed at $2,000 a month in June and has been let; a fully furnished 3+1 with marina and sunset views was listed at MVR 40,000 a month in July and has been let; and another furnished 3+1 listed at $2,000 in August has a let pending. None is on the market through Binga today.
