K-Park Residence takes its promise from its neighbour. The catalogue places the building next to Central Park in Hulhumalé, and most of what makes it appealing to a tenant follows from that: green outside the window, room to walk, and a building that has tried to bring some of the park indoors.

## A park for a front garden

In a city of apartment blocks, a view of trees is not a small thing. The catalogue describes K-Park's location next to Central Park as its defining quality. For a tenant, that tends to mean softer light in the morning, a horizon that is green rather than concrete, and a place to walk, run or take small children that does not require a drive. The desk has not yet been inside the finished homes to say which floors and faces of the building look over the park; that is the first question to ask at a viewing.

## One building, many uses

K-Park is described as a fourteen-floor mixed-use building with 110 apartments in a single block. Mixed-use is a practical kind of beauty. The facilities list includes a café and a supermarket, so the building's ground-level life is part of its residents' day rather than somewhere else. The catalogue description also mentions a daycare and retail spaces.

The shared spaces in the list are the ones that shape how a building feels to arrive at: a lobby, a garden, a swimming pool, a gym and a children's play area. A garden in a Hulhumalé apartment building is less common than a pool, and a tenant who has lived in Malé will notice the difference it makes to the approach.

## Room to live

The homes are described as spacious: 2+1 and 3+1 layouts ranging from 1,200 to 1,500 square feet. The "+1" in Maldivian listings is an extra room beyond the bedrooms, typically used for help, storage or a study. It is where much of a family flat's clutter can go, which leaves the living room to be lived in. In practice, it is one of the most useful features a Greater Malé home can have.

## Calm by design

The rest of the list is the infrastructure of a calm building: 24/7 security, parking, visitor parking and a garbage chute. Visitor parking means guests are not circling the block; a garbage chute keeps the corridors and lobby clean. None of it photographs well. All of it affects how a building feels on an ordinary Tuesday evening.

## What we have not seen yet

Binga has not listed a home at K-Park, and the catalogue has three photographs of the building. The desk cannot yet describe finishes, balcony sizes or specific views. When an owner in the building lists with Binga, the concierge will inspect the home first, and we will add what we see. Until then, if K-Park is on your list, say so in your brief, and the concierge will look for a home there and suggest comparable buildings near Central Park.
