Beauty in Malé is usually a matter of what a building manages to hold back: the noise, the heat, the neighbours' windows a few feet away. Luxera, TATA Housing Maldives' tower on the former Naadhee site on Sosun Magu, is designed around that idea. For a tenant, the pleasure of the place is less a single view than a series of quiet decisions about light, privacy and where the outdoor life happens.

## Stepping off the street

The building is organised in layers. The developer describes a basement for secure car and cycle parking, two floors of retail at ground and first floor, and the 72 homes above them. The effect, for someone who lives there, is distance. The shops and the street belong to the lower floors; the apartments begin above them. Coming home means leaving Sosun Magu behind twice: once at the door, and again in the lift.

## Daylight as a design choice

Many Malé flats are lit at noon by the ceiling. The developer's brief for Luxera specifies large, expansive windows intended to bring daylight deep into the plan, and bedrooms oriented to protect residents' privacy. In a dense city those two aims pull against each other, which is why they are worth noticing when a building attempts both. A bedroom that faces away from the neighbouring block can keep its curtains open.

Each home has a private balcony, described as looking over the city or the skyline. In a capital where many older buildings offer a narrow ledge at best, a balcony you can stand on in the evening changes how a flat feels.

## The fourth room

Every home is a 3+1: three bedrooms and a fourth room intended for domestic help or utility. For a tenant this is the quiet luxury of the plan. It can be a room for live-in help, a study, a place for the drying rack, the suitcases, the bicycle helmets and everything else that otherwise ends up in the living room. A living space with nothing stored in it feels larger than one with more square feet and no store.

The kitchens are modular and open to the dining area, so whoever is cooking is still part of the room. Split-unit air-conditioning is standard in every room, which lets each space be cooled only when it is used.

## The roof

Where most Malé buildings end in water tanks, the developer places Luxera's shared life on the roof. The brochure lists a rooftop infinity pool and deck facing the skyline and the water, a fitness centre, landscaped communal areas with a children's play area, a barbecue deck and open lounge, a multipurpose hall, and a health bar with a Wi-Fi lounge. For a tenant, the appeal is simple: the open air, above the street, without leaving the building. The desk has not yet toured the finished rooftop; ask the concierge to include it in any viewing.

## A note on scale

Seventy-two homes is a modest number for a tower in the centre of Malé, and it shows in the shared spaces: fewer neighbours per lift, per pool, per lounge. That, more than any single finish, is what makes Luxera feel calm.

Binga has listed fully furnished 3+1 homes in the building this year. None is open to new tenants at the time of writing; the concierge can tell you when one is.
