# Fitting out a new flat: MFLC's Green Loan and smaller loans

> A new apartment often comes without appliances or solar water heating. MFLC's Green Loan lends up to MVR 2 million over five years for energy-efficient equipment, without collateral up to MVR 250,000. Its Faseyha loan covers salaried buyers up to MVR 500,000. What each offers.

Handover is not the last cost of a new flat. Appliances, air-conditioning, water heating and lighting can run to hundreds of thousands of rufiyaa. Maldives Finance and Leasing Company (MFLC) has two smaller products that fit.

## Green Loan and Lease

Introduced in 2022 for energy-efficient equipment:
- **What it covers:**
  - solar panels and solar water heaters;
  - energy-efficient lighting and appliances;
  - eco-friendly paint;
  - rainwater harvesting equipment;
  - electric vehicles.
- **Up to MVR 2 million,** over up to **five years.**
- **No collateral up to MVR 250,000;** above that, property or a vehicle.
- **Equity:** 20% of the equipment's cost.
- **Age** 18 to 60, with a guarantor for individuals.

For a new flat, that could mean **efficient air-conditioners, a solar water heater and LED lighting**, financed separately from the home itself.

## Faseyha Loan and Lease

For **salaried** borrowers:
- **Up to MVR 500,000** over up to five years.
- **No collateral and no equity.**
- **Repaid by salary deduction,** after 12 months' continuous employment.
- A **guarantor** above MVR 250,000.
- Purposes include **consumer goods and construction materials.**

## Before you borrow

- **Ask the rate.** MFLC does not publish it, and small loans can cost more than home financing.
- **Check the early settlement fee:** 10% of the amount prepaid under MFLC's June 2026 schedule.
- **Count the savings.** Efficient air-conditioning and solar water heating lower electricity bills; set that against the cost of the loan.
