At Platinum Residences, the rent buys two things the headline figure does not show: a managed building with a residents' pool, a gym and access-card security, and, in some homes, a garden. The one home listed through Binga today is a furnished ground-floor one-bedroom-plus with its own terrace and garden, listed at $1,800 a month. Here is how to read that price.

The let home's figure is what it was offered at, not necessarily the rent finally agreed.

At the pegged rate of roughly 15.4 rufiyaa to the dollar, $1,800 is about MVR 27,700, and $2,200 about MVR 33,900. Both sit in the range the concierges quote for one- and two-bedroom homes in new-build premium buildings.

The listing gives 1,400 square feet for the garden home, generous for a one-bedroom-plus. If the figure holds for the interior alone, $1,800 works out at about $1.29 a square foot, low for a furnished home in a building with a pool. The desk has not confirmed whether that figure includes the terrace and garden. Ask the concierge before comparing it with other buildings. The answer changes the value calculation, though not what the garden is worth to a household that wants one.

## What the flat gives you

In the homes the developer describes, and the ones Binga has handled:

- Generous floor plans with multiple balconies for light and cross-ventilation.
- A fully equipped, closed modern kitchen with high-end appliances.
- A dedicated laundry area.
- In the ground-floor garden home, a separate layout, two bathrooms, and a private terrace and garden a short walk from the beachfront.
- Full furnishing in both homes Binga has let or listed. Move-in ready, with the inventory written into the agreement.

The "plus" in a 1+1 or 2+1 is an extra room: a study, a guest room or a nursery. For a couple, a 1+1 with a second bathroom lives more like a small two-bedroom than a one-bedroom flat.

## What the building gives you

According to the developer:

- A swimming pool for residents only.
- A fully equipped fitness centre.
- 24/7 manned security, CCTV and access-card entry.
- Lifts, waste disposal on each floor, and secured grounds.
- A location on Hithigas Magu positioned for canal and ocean views, with access to Malé, the airport and the surrounding islands.

The catalogue does not mention backup power, parking allocation or service charges. The concierge confirms each with the owner before a viewing. If you have a pet, say so in the brief. The concierge will confirm the building's terms and make sure they are written into the agreement.
