RainPalm Residence is a condominium of 112 homes in three blocks in Hulhumalé, and its most interesting idea is one you cannot see from the street: most of its apartments do not share a wall with the neighbours. Add balconies the developer calls enormous and a pool deck beside the gym, and you have a building designed around privacy, air and outdoor space. Binga has not yet listed a home here, so this is a reading of the design as the developer describes it.

## The void between homes

The catalogue explains that most units are separated from their neighbours by a void rather than a shared wall. The developer lists four benefits: more privacy, less noise, better ventilation and more natural light. Each of those follows from the geometry. A gap between two homes is a gap sound does not travel through, and it is also an extra face of the building where air and daylight can reach the rooms.

For a tenant this is the detail that matters most over a long lease. The pleasures of a new flat, the fittings and the view, fade into the background within weeks. The neighbour's television through the wall does not. A plan that removes the shared wall is a plan that takes the long view of living in a place.

## Balconies built for use

The developer makes a strong claim about the balconies: that balconies of this size are rare in the market. The desk has not measured them, and the catalogue notes that sizes vary by unit and points to the floor plans for detail. What the brief makes clear is the intention. These are meant to be rooms in their own right, for hosting, for reading, for the first coffee of the day, rather than a ledge for the air-conditioning unit.

Inside, the plans are described as open, with large kitchens meant for cooking and entertaining, and layouts loose enough to take different styles of furnishing. The fittings and finishes, the developer says, come from leading global brands and were chosen for durability and easy maintenance, with a full finishing schedule available.

## Shared spaces

The arrival is a residential lobby with a security post, a waiting area and a drop-off point, designed, in the catalogue's words, to be both functional and visually appealing. On the second floor there is a fully equipped gym, and next to it a pool deck: a 14 by 7 metre pool with a sundeck and a children's pool. Putting the pool beside the gym is a small decision with a pleasant consequence, a swim straight after a workout without changing floors.

Street-facing shops at the base of the building, a multi-purpose hall near the entrance and a garbage chute on every floor complete the picture.

## What the desk has not verified

The catalogue lists RainPalm as still selling, and records no floor count. The desk has not confirmed whether the building is complete and occupied, and no RainPalm home has yet been listed through Binga. The catalogue text credits the development to Rainbow; the fact sheet records no developer entity. When the first homes come to the rental market, the concierge will inspect them and report on how the design reads in person.
