# What makes Renaatus Irumathi beautiful to come home to

> A planted lobby, green walls that climb the building and the open ocean in every window. How Renaatus has composed Irumathi on Hulhumalé's eastern shore, read from a tenant's side of the door.

Some buildings are beautiful from the street. Renaatus Irumathi is designed to be beautiful from the inside looking out. The developer places every one of its 69 apartments facing the ocean on Hulhumalé's eastern shore, and arranges the rest of the building so that nothing competes with that view. The homes are not yet on the rental market, but a tenant weighing where to live over the next few years should know what kind of place this is meant to be.

## A window before a room

Most apartment briefs start with a floor plan. Irumathi's starts with light. The developer describes interiors designed to capture natural light and to frame wide, panoramic scenes of the sea, and apartments that are spacious and functional rather than ornamented. Read as a tenant, that is a promise about how a room will feel at different hours: pale and bright in the morning, when the sun is over the water, and calmer as the day moves round. It also suggests rooms that are easy to furnish, because the view is expected to carry the space.

Two blocks of thirteen storeys, with 69 homes between them, is a modest count for the height. The developer does not publish the unit mix yet, so the desk cannot say how large the rooms are. What it can say is that a low number of homes per floor usually means fewer neighbours on the landing and a quieter lift lobby.

## Green where you expect concrete

The quality most people will notice first is the planting. The residential lobby is described as bright and green-filled, with modern seating, and it is meant to read as an extension of the home rather than a corridor to the lift. That is a small thing that changes the end of every day: you come in from the heat into a room with plants in it, not a tiled passage.

The vertical gardens continue up the building. The developer describes a vertical community garden intended for relaxation, fresh air and neighbours meeting one another, and a planted wall behind the rooftop gym. In a building of 69 households, a shared garden is the kind of space where faces become familiar within a few weeks.

## The roof, where the building opens up

The top of Irumathi is given to the people who live there. There is an infinity pool with a children's pool and a sun deck, facing the ocean. There is a gym with sea views, the garden wall behind it, and a sauna and steam rooms. There is an event space with a terrace, also facing the water, for the gatherings that do not fit in a living room.

What makes this beautiful rather than merely well equipped is the orientation. On the eastern shore, the pool and the terrace look out at open water rather than at the next tower. The sky is the backdrop to the swim, the workout and the evening with friends.

## The quieter details

Beauty in a building is also the absence of irritation. The developer describes waste disposal points on each floor with discreet service access, so rubbish does not travel through the lobby. Parking is in the basement and at ground level, with dedicated motorcycle spaces, which keeps the street frontage for the café, the co-working space and the convenience store on the lower floors.

## What the desk has not yet seen

Irumathi is still selling, and no homes in it have been listed for rent through Binga. The desk has not walked a finished apartment, and has not confirmed finishes, balcony layouts or the date the first homes will be ready to live in. Everything above is the building as Renaatus describes it. When the first homes come to rent, a concierge will inspect them and this publication will describe them as they are.
