# Soneva Fushi and Soneva Jani: two islands, two atolls, one way of living

Soneva's private residences sit on two islands that many repeat visitors already know by the feel of the sand underfoot: Soneva Fushi, a wooded island in the Baa Atoll that opened in 1995, and Soneva Jani, a lagoon estate in the Noonu Atoll built largely over the water. For a guest who has returned to either for years, the question is less "where" than "which one, and could it be ours".

## Soneva Fushi: the island with trees

Soneva Fushi is on Kunfunadhoo, which the resort describes as roughly 1,400 metres long and 400 metres wide, a large island by Maldivian resort standards. What people remember is the canopy: sandy paths under tall trees, villas set back from the beach behind their own gardens, bicycles rather than buggies. It was the first Soneva, and the company dates the brand's idea of barefoot luxury to its opening in 1995.

The island sits in the Baa Atoll, a UNESCO biosphere reserve. For divers and snorkellers that designation is not decoration; Baa is where many people first see manta rays feeding in season, and the reserve status means the atoll's reefs and lagoons are managed with conservation in mind. A returning guest will recognise the house reef, the observatory, the glass studio and the long evenings on the sunset side. An owner lives with those things rather than visiting them.

Getting there is simple by Maldivian standards. Soneva's own guide gives two routes from Velana International Airport in Malé: a seaplane of about 30 minutes, either Soneva's private aircraft or a shared Manta Air flight, or a domestic flight to Dharavandhoo followed by a 10-minute speedboat. Seaplanes fly by day only, with the last departure at 17:00, so a late international arrival means a night in Malé or the domestic route.

## Soneva Jani: the lagoon

Soneva Jani is a different proposition. It occupies the Medhufaru lagoon in the Noonu Atoll: the 150-acre Medhufaru island and five islets, four of which the resort says remain untouched. The signature homes stand over a wide, shallow lagoon, reached by long boardwalks, with water slides running from the upper decks into the sea and bedroom roofs that slide back to open the room to the night sky.

In August 2026 Soneva announced that a 0.41-square-kilometre area on the eastern side of Medhufaru, covering reef, beach and mangrove, had been recognised as an OECM (an "other effective area-based conservation measure"), which it described as a first for a Maldivian resort. The area is a nesting site for hawksbill and green turtles. For a family choosing between the two islands, that is a useful signal about how the land around the villas will be kept.

From Malé, Soneva gives a seaplane transfer of around 40 minutes, or a 30-minute domestic flight to Maafaru followed by a 10-minute speedboat. The same daylight rule applies: land in Malé by 15:30 if you want to arrive the same day by seaplane.

## What connects them

Both islands run on the same operator, the same service style and, increasingly, the same energy system. In February 2025 the trade press reported that Canopy Power had completed solar and battery installations at Soneva Jani and Soneva Fushi, 5.2 MWp of solar and 4.7 MWh of storage, supplying about half of the two resorts' electricity. For an owner that matters in a quiet way: less diesel on the island, less noise, and one less exposure to fuel prices in the running costs.

There is also a third Soneva island, though it is not part of the ownership story. Soneva Secret, announced in October 2023, is on Dhipparufushi in the Makunudhoo Atoll in the far north-west, about 75 minutes by seaplane from Malé. It is useful context for a buyer because it shows where the brand is going: smaller, more remote, more private. But the private residences sold to date are at Fushi and Jani.

## Which island suits whom

Returning guests usually know the answer before they ask. Families with small children and people who like shade, gardens and walking tend to feel at home at Fushi, where the homes are on land and the island is big enough to explore on two wheels. Couples and people who come for the water, and who want to swim from their own deck at dawn, tend to lean towards Jani. Fushi is the older, more settled island. Jani is the more architectural one.

The next pieces in this series look at the homes themselves, how the ownership works under Maldivian law, what a year looks like as an owner, and who stands behind the scheme today.
