## What the building provides

For a Malé tenant, the basement is the headline. The developer calls secure parking a major premium in dense Malé, and families who have circled a block looking for a space will agree.

## What rents look like

Luxera is still listed as selling, and Binga has seen few rental listings so far. A fully furnished 3+1 of 1,340 square feet was listed through Binga at $2,800 a month (asking, September 2026) and is no longer available. The concierge will quote live figures as more owners let.

## Who it suits

- **A family who wants to live in the centre of Malé** without giving up a pool, a gym and a play area for the children.
- **An expatriate household with live-in help,** since every plan has the extra room.
- **An executive posted to Malé** who wants a parking space under the building rather than a search for one.

It suits less a single tenant or a couple looking for something small: there are no one- or two-bedroom plans here.
