The Gardens has one of the widest spreads of rent of any building Binga works in: from a compact furnished two-bedroom to a suite with its own pool. That spread makes it a useful building to read, because you can see what each step up the range buys.

The prices of the three let homes are what they were listed at, not necessarily what was agreed.

## What each step buys

**$1,400: the entry point.** A 900 square-foot two-bedroom with two bathrooms on the fifth floor, on the villa side of the building, fully furnished. It is the building's facilities and address at the lowest rent Binga has listed here. It suits a couple or a single professional.

**$2,300: three bedrooms and the marina.** Roughly 1,320 square feet with three bathrooms. The first-floor home had expansive balconies and the marina in view. The seventh-floor home had open-plan living, an island kitchen, a large private terrace over the marina, and three en-suite bedrooms each with a built-in desk nook, fitted wardrobes and a private balcony. For a family, that is a bathroom and a desk for everyone.

**$3,000: the pool suite.** The tenth-floor 3+1: three bedrooms plus an extra room, four bathrooms, 1,300 square feet, fully furnished, with a private pool. It is the one home at The Gardens open for viewings through Binga today.

The step from $1,400 to $2,300 buys a bedroom, about 420 square feet and the marina. The step to $3,000 buys the top floor, the extra room and water of your own. Compared with the band the concierges quote for Greater Malé, where premium new-build homes are often priced in dollars, The Gardens sits within the executive segment.

## What the building adds

The catalogue lists a swimming pool, a gym, a café, a supermarket, a play area, a garden, a lobby, residents' parking, visitor parking, a garbage chute and 24/7 security. The café and the supermarket are the unusual items: the daily shop and a coffee without leaving the building.

What the catalogue does not list, the desk will not assume. Backup power, the service charge and which parking bay comes with which unit are questions for the viewing, and the concierge will ask them for you.

## Who built it

The Gardens was developed by JAAH Investments Pvt. Ltd. The developer describes it as a mixed-use residential condominium in Hulhumalé that aims to redefine luxury living in the region. The building is listed as selling, so some homes are still with the developer or owners who bought to let. The desk has no other JAAH Investments buildings on record to compare with.

## Renting through Binga

Every home a concierge introduces has been inspected and the owner verified. The agreement is with the owner, written under the Residential Tenancy Act, with no broker layer on top of the rent. Ask for the furnishing inventory in writing. "Fully furnished" at The Gardens has meant move-in ready, but the list belongs in the agreement.
