Renting from JAAH Investments: The Gardens

The desk covers one building of JAAH Investments so far: The Gardens – Exotic Elegance, a ten-storey mixed-use condominium of 83 homes in Hulhumalé. Its developer says it aims to redefine luxury living in the region. What a tenant finds is a compact building with its everyday needs on the ground floor and homes that Binga has let across a wide range of sizes and rents.

The signature

The building's own description is brief, so the homes tell more. Units let through Binga have come with expansive balconies and, on some floors, views towards the Marina View building and the waterfront. A seventh-floor three-bedroom was described with open-plan living, an island kitchen, a large private terrace, and three en-suite bedrooms each with a built-in desk nook, fitted wardrobes and its own balcony, in a pared-back Japandi style. A tenth-floor 3+1 suite has a private pool.

The recurring features are generous outdoor space and bedrooms planned for working as well as sleeping.

What the building provides

A swimming pool, a gym, a café, a supermarket, a play area and a garden. A lobby, 24/7 security, a garbage chute, residents' parking and visitor parking. It is a short list, and a practical one: for a family, milk and a coffee without leaving the building count for more than a brochure's worth of lounges.

What rents look like

All figures are asking rents listed through Binga.

• 3+1 suite with a private pool, tenth floor, 1,300 sq ft, fully furnished: listed at $3,000 a month (May 2026 listing, still available).
• Three-bedroom, about 1,320 sq ft: two homes were listed at $2,300 a month in April and July, and both have since been let.
• Two-bedroom on the villa side, 900 sq ft, fully furnished: listed at $1,400 a month in May and since let.

The Gardens is still listed as selling, so more homes may come to the rental market as new owners decide to let.

Who it suits

• A couple or a small household wanting a furnished two-bedroom at the lower end of the band.
• A family, or two professionals who both work from home, in a three-bedroom like the seventh-floor home, with a desk nook in every bedroom.
• A household that wants a pool of its own without taking a villa, in the 3+1 suite.
