What makes One Central Park beautiful to come home to

Two blocks of fifteen floors on the edge of Hulhumalé's eight-hectare Central Park, with 120 three-bedroom homes, private balconies facing the trees or the city, and a turf walkway on the roof. The design of One Central Park.

One Central Park takes its name literally. Its two blocks of fifteen floors stand on the edge of Hulhumalé's eight-hectare Central Park, the island's main green space, and the building was designed to look into it. What makes it beautiful to come home to is the park itself, brought indoors through balconies, and a rooftop made for watching the sun go down.

A building that faces the trees

Most new towers in Greater Malé are sold on the sea. This one is sold on green. The developer's copy places it in the "silent centre" of Hulhumalé Phase 1, directly on the park's edge, and promises residents unobstructed green views and a cooler, quieter microclimate than the busier commercial streets. The desk has not measured the temperature. The logic is sound, though: a large planted space next door does not bounce heat back the way a wall of concrete does, and trees are quieter than traffic.

Every home was planned with that outlook in mind. The catalogue describes private balconies that pull the park's light and cross-ventilation indoors. The apartments come in three layout types, A, B and C, which differ in orientation: some face the city, others overlook Central Park. The choice between them is the most important one a tenant makes here, and the concierge will say which type a given home is before anyone travels to see it.

One home, done 120 times

The building makes an unusual promise: every one of its 120 homes is the same size. Each is a three-bedroom of about 1,000 square feet with three attached bathrooms, a contemporary modular kitchen, a separate laundry and washing area, ventilated living and dining rooms, and a private balcony.

There is a quiet elegance in that uniformity. The building was not planned around a few showpiece penthouses with ordinary flats beneath them. It was planned around one family-sized home, refined and repeated, with the view as the variable. A three-bedroom on the eleventh floor that Binga let this year was described in its listing as light-filled and open, with views across Hulhumalé. Clean contemporary finishes set the tone in that home.

The separate laundry area is a small detail with a big effect on how a flat looks day to day. Washing stays out of the kitchen and off the balcony, so the balcony remains what the design meant it to be: a place to sit and look at the trees.

The roof, and the street below

At the top of the building, the developer describes a 360-degree viewing platform and a common green turf walkway, a strip of green on the roof where residents can walk and, the catalogue suggests, watch the island's sunsets. It is the building's grandest gesture, and it belongs to everyone who lives there, not just the top floor.

At the bottom is what the developer calls "Central Street": retail shops and commercial spaces on the ground and first floors, directly beneath the homes. Between the roof and the street sit the shared rooms of a building meant to feel like a small community: an indoor mini-gym, a children's play area and a multi-purpose hall for residents' events.

What the record does not say

The catalogue does not name the developer or give a completion year. It lists no pool, and a tenant should not expect one. It does list 24-hour manned security, CCTV throughout the common areas, intercoms with access-card entry, and dedicated parking for residents. The record's text on parking is cut short, so the concierge confirms the parking arrangement for each home.

What the building offers instead of a pool is rarer in Hulhumalé: a front-row view of the park, from the balcony and from the roof.
