The desk covers one building of TATA Housing Maldives so far: Luxera Nadhee, on the former Naadhee site on Sosun Magu in Malé. It is a building with a single idea. Every one of its 72 homes is the same type, a 3+1, and the shared life of the building has been taken up to the roof, which in central Malé is where the space is.

The signature

The developer describes Luxera as a ground-plus-nine building: two floors of retail at street level, a basement for parking, and the homes above. Each home is a 3+1: three bedrooms and a fourth room for domestic help or utility, which the brief likens to a four-bedroom layout. Sizes come in four plans, 1,237, 1,248, 1,311 and 1,440 square feet.

Inside, the brief lists modular kitchens that open onto the dining area, split air-conditioning in every room, large windows for daylight and private balconies with city or skyline views. It also says the bedrooms are oriented to protect privacy, which matters on a street as busy as Sosun Magu.

What the building provides

The rooftop carries most of it: an infinity pool and deck, a gym, landscaped outdoor areas and a children's play area, a barbecue deck and open lounge, a multipurpose hall for celebrations, and a health bar with a Wi-Fi lounge. Below ground there is car and cycle parking.

For a Malé tenant, the basement is the headline. The developer calls secure parking a major premium in dense Malé, and families who have circled a block looking for a space will agree.

What rents look like

Luxera is still listed as selling, and Binga has seen few rental listings so far. A fully furnished 3+1 of 1,340 square feet was listed through Binga at $2,800 a month (asking, September 2026) and is no longer available. The concierge will quote live figures as more owners let.

Who it suits

• A family who wants to live in the centre of Malé without giving up a pool, a gym and a play area for the children.
• An expatriate household with live-in help, since every plan has the extra room.
• An executive posted to Malé who wants a parking space under the building rather than a search for one.

It suits less a single tenant or a couple looking for something small: there are no one- or two-bedroom plans here.
