What your rent buys at Luxera Nadhee

A rent at Luxera buys three things that are hard to find together in Malé: a four-room home, secure parking in the building, and outdoor amenities that do not require leaving the city. The price reflects all three. Here is what Binga's listings in the building show, and what a tenant should ask before committing.

What has been listed, and at what rent

Binga has listed two fully furnished homes in the building this year. Neither is open to new tenants at the time of writing.

Both figures are asking rents, not achieved rents. At the pegged rate of roughly 15.4 rufiyaa to the dollar, the two are close: MVR 48,000 is a little over $3,100. Binga's rent guide puts executive and new-build premium homes at MVR 55,000 and beyond at the top of the market; Luxera sits near that upper band, as a fully furnished four-room home in the centre of the capital would be expected to.

What the rent includes

The home. Every unit is a 3+1: three bedrooms and a fourth room for domestic help or utility. The developer lists four plans, at 1,237, 1,248, 1,311 and 1,440 square feet, and the homes Binga has listed have five bathrooms. Kitchens are modular and open to the dining area; split-unit air-conditioning is standard in every room; each home has a private balcony. The developer describes large windows for daylight and bedrooms oriented for privacy.

The furnishing. Fully furnished means move-in ready: beds, sofas, dining, appliances, and often linen and kitchenware. Ask for the inventory in writing; the concierge lists it in the viewing notes so it becomes part of the agreement.

The building. The developer describes secure basement parking for cars and cycles, two floors of retail at street level, and a rooftop with an infinity pool and deck, a fitness centre, landscaped areas and a children's play area, a barbecue deck and lounge, a multipurpose hall, and a health bar with a Wi-Fi lounge. Ask whether a parking bay comes with the specific flat, what the service charge covers, and whether it is paid by the owner or the tenant.

The developer. Luxera is developed by TATA Housing Maldives. The project is approved by the Ministry of Housing, Land and Urban Development, according to the developer. The catalogue does not list other TATA Housing buildings in Greater Malé, so we do not name any.

Who it is good value for

For a household that would otherwise rent a three-bedroom in central Malé and pay separately for somewhere to park, a gym and somewhere for the children to play outdoors, the fourth room and the roof are where the value lies. For a single tenant, or a couple who need two rooms, it is more home than the rent needs to buy.
