What your rent buys at The Creek View

A rent is a bundle: the rooms, what is in them, what the building does for you and where it puts you. At The Creek View, a sold-out condominium of 114 homes on the Hulhumalé creek, the bundle is unusually easy to read, because most of what you pay for is written into the building's design.

The homes

The Creek View has two-, three- and four-bedroom layouts. Every layout is planned with private rooms separated from the shared living zone, floor-to-ceiling windows set back to cut direct heat and rain, an enclosed kitchen with its own laundry and mini-backyard, and a private balcony facing the canal and the neighbourhood.

Two three-bedroom homes have come through Binga so far, and they set the reference points.

• Modern three-bedroom corner apartment, three bathrooms, fully furnished. Listed through Binga at MVR 45,000 a month (asking, August 2026) and since let. Brand new, with an open living lounge, a private balcony with skyline views, an enclosed kitchen with built-in appliances, an en-suite master with a walk-in wardrobe and a walk-in storage pantry.
• Three-bedroom apartment, 1,300 sq ft, three bathrooms. Listed at $2,400 a month (asking, September 2026), described as brand new. The listing is awaiting approval, so it is not yet open for viewings. Ask the concierge whether it has cleared.

At the pegged rate of roughly 15.4 rufiyaa to the dollar, MVR 45,000 is a little under $3,000. The two listings are not like for like. One is a furnished corner unit; the other's furnishing level is not yet recorded. Together they show where three-bedroom asking rents in the building have started: at the upper end of the band the concierges quote for Greater Malé, which runs from about MVR 15,000 to MVR 55,000 and beyond for new-build premium homes.

What the building adds

The facilities are the familiar list: a ground-level swimming pool, a fully equipped gym and a children's play area. Parking is less common. There is multi-level parking across the basement and lower floors, with dedicated basement car bays and motorbike spaces. Ask at viewing which bay and which motorbike space come with the flat.

Then there is what you do not see: an entrance lobby with a visitor waiting area, access-controlled resident lifts, 24/7 CCTV and security personnel, a centralised garbage chute, and a separate service lobby and lift for maintenance, moves and waste. The ground and first floors are commercial, with their traffic kept apart from the residents'. For a tenant, that adds up to a building where security, cleanliness and deliveries are handled by design rather than by goodwill.

The location is on Kuredhimaa Hingun, on the channel between Phase 1 and Phase 2. It has direct road links to Phase 1, the Phase 2 bridge corridor and the highway to Malé and the airport. The catalogue lists Central Park, the beach, international schools and Tree Top and Hulhumalé hospitals within walking distance or a short drive.

Who built it

The Creek View was developed by SASe Glut JV Pvt Ltd. The catalogue describes it as a mixed-use residential condominium designed for spatial privacy, natural ventilation and functional community living. The desk has no other SASe Glut JV buildings on record to compare it with, so judge it by the rooms themselves.

Renting it through Binga

The Creek View is sold, so every home here is let by its owner. Binga works directly with those owners. Every home a concierge introduces has been inspected and the owner verified, the agreement is with the owner, and there is no broker layer on top of the rent. The tenancy agreement is written under the Residential Tenancy Act.
