What your rent buys at The RISE

Two- and three-bedroom homes from 767 to 1,496 sq ft, each with a balcony and laundry room, and a long list of shared spaces. What a tenancy at The RISE by Fedo would include, and why the desk has no rents to quote yet.

The RISE by Fedo
The RISE by Fedo

The value of a rent at The RISE by Fedo lies in what the building puts around the apartment: a long list of shared spaces for a building of only 53 homes. What the desk cannot yet give you is a rent. No home at The RISE has been listed through Binga, and we do not publish figures we have not seen.

The homes

The RISE has ten floors and 53 apartments in two types, each offered with a garden view or an ocean view.

  • Two-bedroom apartments from 767 to 1,425 square feet.
  • Three-bedroom apartments from 1,110 to 1,496 square feet.

Every home has a balcony and a dedicated laundry room. The developer describes the layouts as spacious, with a focus on natural light and ventilation. The size ranges overlap: a large two-bedroom is bigger than a small three-bedroom. When comparing homes, compare square feet and outlook as well as the bedroom count.

What the building adds

The shared facilities are the main part of the value. The catalogue lists:

  • Recreation: a main swimming pool, a separate kids' pool, a fully equipped gym and a private jogging trail.
  • Social spaces: The Nest, with swinging hammocks and seating; The Hangout; billiards and karaoke rooms.
  • Work and study: The Workshop, a workspace with a library and multi-function rooms.
  • Children: Crawl Space for infants and Kid's Zone for toddlers.
  • Service and parking: a concierge service and private parking.
  • Retail: a boutique mall that the developer describes as having more than fifty vendors, including dining and banks.

For a household that would otherwise pay separately for a gym, a co-working desk or a children's play group, those facilities are part of the rent. Ask at viewing what the service charge covers and whether it is included, since that is where facilities show up in the cost.

The catalogue does not mention backup power or security staffing, so the desk will not assume them. The concierge will check both.

Where the rent is likely to sit

Without a listing, the honest reference is the wider market. The bands the concierges quote for Greater Malé run from roughly MVR 15,000 to MVR 55,000 and beyond for one- to four-bedroom homes, with executive and new-build premium units often priced in dollars. What moves a price within the band is known: full furnishing first, then the building, then the floor and the view. At The RISE, the ocean-view plans and furnished units would be expected to sit higher than garden-view and unfurnished ones. The figure itself will come from the first listings, and this piece will be updated when they do.

Who built it

The RISE was developed by Fedo. The developer describes it as an ultramodern living space with an elegant urban concept, aimed at young professionals and families. The building is listed as selling, so homes are still being sold, and some owners who buy will let. The desk has no other Fedo buildings on record to compare it with.

Renting through Binga

When owners at The RISE list, Binga works with them directly. Every home a concierge introduces has been inspected and the owner verified. The agreement is with the owner, written under the Residential Tenancy Act, with no broker layer on top of the rent. Ask for the furnishing inventory in writing, whatever the listing says.

The next step: send a tenant brief at https://concierge.binga.mv/tenants, or message +960 778-3395 on WhatsApp, with your budget, bedrooms, furnishing and move-in date. Name The RISE if you want it. A concierge will tell you when a home there comes to market, and shortlist comparable homes nearby in the meantime.

Prices are asking prices as listed through Binga unless marked achieved, and are dated. Developer descriptions are reported as the developer's own. Facts the desk could not verify are left out. Spotted an error? Write to hello@binga.mv; corrections are noted at the foot of the piece.
