Renting from Fedo: The RISE and its shared rooms

The desk covers one building of Fedo so far: The RISE, a ten-storey building of 53 homes on the urban waterfront of Hulhumalé near Tree Top, next to the MPL terminal mosque. It is a small building by homes and a large one by shared space, and that balance is Fedo's signature. Binga has not yet listed a home here, so this profile rests on the developer's own description.

The signature

Fedo gives its shared rooms names, and the list reads like a small club. The Nest has hammocks and soft seating. The Hangout is for meeting neighbours. There are billiards and karaoke rooms for evenings in. The Workshop is a purpose-designed workspace with a library and multi-function rooms, for anyone who works or studies from home. For children there are two separate areas, the Crawl Space for infants and the Kid's Zone for toddlers.

Outside the flat, the brief lists a main swimming pool, a separate children's pool, a fully equipped gym and a private jogging trail. At street level, a boutique retail mall the developer puts at more than 50 vendors, including places to eat and banks. The catalogue also mentions a concierge service and private parking.

The homes

Every home has a balcony and a dedicated laundry room, and the developer describes spacious layouts planned for natural light and airflow. There are two types, each offered with a garden view or an ocean view:

• Two-bedroom homes from 767 to 1,425 square feet.
• Three-bedroom homes from 1,110 to 1,496 square feet.

The spread within each type is wide, so two homes with the same bedroom count can differ by several hundred square feet. When a home comes up, the concierge confirms the plan, the view and the floor area before a viewing.

What rents look like

The RISE is still listed as selling, and Binga has not listed a home here. The desk has no rents to report yet and will add them as owners let.

Who it suits

• A tenant who works from home and wants a quiet room outside the flat, in The Workshop.
• A family with a baby or a toddler, with the Crawl Space, the Kid's Zone and a children's pool.
• Young professionals who want the gym, the jogging trail and evenings in The Hangout, which is who the developer says it built for.
• A household that likes errands on foot, with the mall at the door.
