What your rent buys at Aira

At Aira, the rent pays less for a lobby and more for a flat that has been thought through: a kitchen with a door, a laundry of its own, walls that keep sound in, and services designed to be repaired without trouble. This is what the desk knows about the homes, the prices Binga has seen, and how to rent there.

The homes and their sizes

Aira has two blocks, fifteen floors and ninety-four homes in Hulhumalé. The catalogue lists the project as sold, so every flat has an owner, and homes come to the rental market as those owners decide to let them.

The $2,000 figure was the asking rent when the 2+1 was listed in March. It is not the rent that was agreed. The terrace listing has not yet been approved for the site, and the desk has not seen its details.

What the design gives you

The value at Aira sits in the specification, which the developer says was conceived by professionals from Singapore:

• Closed kitchens, so cooking stays in the kitchen.
• A separate laundry area, rather than a machine in the bathroom.
• Insulated party walls between flats.
• Fire-retardant main doors, with a private entrance area and a place for shoes.
• Outdoor air-conditioning units placed so they can be serviced easily.
• Drainage designed so a toilet blockage can be cleared without disturbing the neighbours.
• Rooms planned to take both fixed and loose furniture, with power points on both sides of the bed.

None of these is glamorous. Each deals with a problem a tenant usually discovers only after moving in.

The catalogue does not mention a pool, gym, parking, backup power or on-site security at Aira, and the desk has not verified any of them. Ask about each at the viewing. The concierge will get the answers from the owner.

Reading the price

Premium and expatriate homes in Greater Malé are often priced in dollars. At the pegged rate of roughly 15.4 MVR to the dollar, $3,200 is about MVR 49,300 and $2,000 about MVR 30,800. Both sit within the band the concierges quote for one- to four-bedroom homes, from roughly MVR 15,000 to MVR 55,000 and beyond, with the three-bedroom towards the upper end.

Both of the approved listings were fully furnished, and full furnishing carries the highest rent of the three tiers. It is move-in ready, usually with beds, sofas, dining furniture, appliances and often linen and kitchenware. Before you agree, ask for the inventory in writing. The concierge lists it in the viewing notes so it goes into the agreement.

The 1,700 sq ft three-bedroom works out at a little under $1.90 per sq ft a month. The 2+1 listed in March worked out at a little over $1.55. Two listings are not a market, but they give a fair sense of where Aira sits.
