What your rent will buy at Aséria

No home at Aséria has been let yet, and there is no rent to quote. The development is being built in Hulhumalé Phase 2, with completion targeted for 2027. What the desk can set out now is what a tenancy there would include, based on the developer's brief, and how renting there will work once owners start to let.

What the house includes

Aséria is a gated community of seventy-three homes by Batch Construction. The catalogue describes the developer as having a strong reputation for high-profile projects in the Maldives, though it names none of them. There are three types of dwelling:

• Beach Dwellings (37). Four-storey houses with 4+1 bedrooms, each with an attached bathroom. They have direct access to the beach from the back garden, plus an in-house lift, a private pool and a parking space.
• Garden Dwellings (14). Five-storey buildings, each split into a three-storey duplex with 3+1 bedrooms and a two-storey duplex with 2+1. Each duplex has its own living, dining and kitchen areas. The brief lists a private lift, a pool and parking, with direct access to the communal Elevated Garden.
• Urban Dwellings (22). Five-storey duplex buildings, split into a three-storey home with 2+1 bedrooms and a two-storey home with two bedrooms. Each has an in-house lift, a private pool and parking.

The catalogue gives no floor areas for any type. The desk does not estimate them.

What the community provides

A tenant here gets more than a house. The developer lists a clubhouse with a gym, restaurant, café, kids' club, multipurpose hall, business centre, security office and an on-site medical call centre. There is also the Elevated Garden, a communal space on the first floor with seating and greenery. Security includes a guardhouse and separate entrances for residents and visitors.

For a family, that combines what would elsewhere be a gym membership, a play space and a café. For a company housing a senior executive and their family, it adds a guarded gate and a private pool.

The catalogue does not say who will manage the community, what service charges will apply, or whether backup power is provided. These are the questions to ask when homes come to the rental market.

Reading the likely price

The concierges currently quote one- to four-bedroom homes in Greater Malé from roughly MVR 15,000 up to MVR 55,000 and beyond. They note that executive and new-build premium homes sit at the top and are often priced in US dollars. The desk has no listed rent for a comparable house to go on. The first rents at Aséria will set their own benchmark, and the desk will report them once they are listed.

In Hulhumalé Phase 2, the concierges say, prices are set by the building and the view, and furnishing moves the rent too. Fully furnished homes carry a premium over unfurnished ones.
