What your rent would buy at Kandoofa Ecoplex
One- to three-bedroom homes with smart controls, solar-backed shared spaces and a rooftop pool, as the developer describes them. No rents are on record yet; what to ask and how to register interest.
There is no rent to quote at Kandoofa Ecoplex. Binga has not listed a home in the development, and the catalogue records no floor count, number of homes, developer or completion date. What follows is what the developer says a tenancy here would include, and how to judge it when homes are offered.
What the developer describes
- Homes: from compact one-bedroom units to three-bedroom family homes, with ocean or city views and natural light.
- In every unit: high-speed fibre, smart climate control and automated lighting.
- Shared spaces: a rooftop infinity pool, a fitness centre, children's play areas and a community rooftop garden.
- Energy and water: solar panels offsetting communal energy costs; rainwater harvesting for the green spaces.
- Security and parking: a 24/7 concierge service, biometric access control, and basement parking with electric-vehicle charging.
Solar power for the shared spaces could, in principle, keep the service charge down. Ask to see it before counting on it. The same goes for the smart-home features: they add value only if they work and the tenant can control them.
What to compare
Binga's rent guide puts one- to four-bedroom homes in Greater Malé at roughly MVR 15,000 up to MVR 55,000 and beyond for new-build premium homes, which are often quoted in US dollars. A new development in Hulhumalé Phase 2 with this list of amenities would be priced by its building and view, as Phase 2 homes generally are.
Questions to ask when homes are offered
- Is the building complete, and who manages it?
- Is the home furnished, semi-furnished or unfurnished? Get the inventory in writing.
- Does a parking space come with the flat, and is EV charging included or metered?
- What does the service charge cover, and who pays it?
- Are the smart controls and fibre connection working and included in the rent?
