What your rent will buy at Aafaluge

There is no rent to quote at Aafaluge yet. The building is under construction in Machangoalhi, Malé, and the developer expects to hand over between late 2027 and early 2028. What the desk can set out is what a tenant's rent will pay for once the flats are let, how rents in Malé are banded today, and what to do if you are planning that far ahead.

The homes

Aafaluge is being sold as a collection of three-bedroom apartments and a penthouse. The one flat that has appeared on Binga gives a sense of scale: a road-facing three-bedroom with three bathrooms, 1,200 sq ft, on the first floor, with a private balcony. It was offered for sale and unfurnished. Its sale price is not a guide to rent, so the desk does not use it here.

There are two kinds of flat. Type A units face Buruzu Magu and have balconies over the road. Type B units face the rear and, according to the developer, are quieter and more secluded, with the same interior finish. The penthouse at the top has what the developer describes as an expansive floor plan and 360-degree views of the skyline.

What the building provides

The developer lists the following:

• A lobby with 24-hour security and CCTV.
• Two high-speed lifts.
• Modular kitchens and bathrooms fitted with branded sanitaryware.
• Layouts arranged for daylight and ventilation, built with what the developer calls energy-efficient construction methods.

The catalogue does not mention parking, backup power, a pool or a gym, and the desk does not assume any of them. The location is part of the value. The developer places the building a short walk from Ahmadhiyya International School, with supermarkets, pharmacies and transport routes nearby. In Malé, as the concierges describe it, offices, ministries, the main hospital and most schools are within fifteen minutes.

Reading the likely price

Malé rents reflect scarcity, and the trade-off is convenience for space. The concierges currently quote one- to four-bedroom homes across Greater Malé from roughly MVR 15,000 up to MVR 55,000 and beyond. New-build premium units sit towards the top of that band and are often quoted in dollars. A new three-bedroom on a main road in the capital, with lifts and security, will be priced as a new-build. Where it lands will depend on the floor, the side of the building and the furnishing.

Furnishing is likely to vary. The flat on Binga was offered unfurnished, which is typical for long family tenancies and the cheapest per month. Owners who furnish fully, for quick starts and corporate placements, will ask more. Ask what "furnished" includes in writing, whichever tier you choose.

These are bands, not a forecast. The first real rents at Aafaluge will be set by owners after handover, and the desk will report them when they are listed.
