Buying at Bayfancy Residence: the steps, and where the concierge can help

Bayfancy sells its apartments directly, from its sales office at Infinity Hub on Mirihi Magu, Hulhumalé Phase 1 (telephone +960 400 1188). Here is the path from enquiry to keys, and what to settle along the way.

1. Choose with the full list

Ask for the current price list by unit: floor, size, view and price. Ask what has sold. Starting prices have risen since the 2025 launch, so compare units, not "from" prices. (Units and prices.)

2. See what you are buying

• Visit the materials showroom Bayfancy opened in August 2026, and ask to see the show apartment.
• Note the brands and models, and ask for them, or an equal standard, to be written into your agreement.

3. Read the agreement before you pay

• Handover date and what happens if it moves. It has gone from late 2026 to 30 June 2027.
• Who you are contracting with since the change of shareholders in October 2025.
• The payment schedule, linked to construction stages.
• The service charge, and what it covers.
• What happens if you cancel, or need to.

4. Arrange the money

Bank of Maldives was named as Bayfancy's mortgage partner in 2025. Ask your bank for current terms before you book, because lenders treat buildings under construction differently.

5. Follow the build

Bayfancy publishes monthly progress reports. We cover each one on the full story page. The windows and lifts due in January 2027 are the next milestones to watch.

6. Handover and snagging

At handover, inspect the home against your agreement and the showroom specification, and list every defect in writing before you accept the keys.
