Bayfancy Residence, the building: 18 floors on 350 piles, with a whole floor for residents

What Bayfancy Residence is made of: an 18-storey tower over a basement on Lot 20092 in Hulhumalé Phase 2, standing on more than 350 deep piles, with no shops inside, a double-height lobby and an entire 17th floor of shared amenities.

Bayfancy Residence is an 18-storey apartment tower over a basement on Lot 20092, Hulhumalé Phase 2. It is built by Bayfancy PTE LTD, a Singapore developer that re-registered in the Maldives in 2024. Construction began on 1 December 2024 and the frame was finished in October 2025. The developer's October 2026 report puts the building at 72 per cent complete, with handover expected on 30 June 2027. (The full story and timeline.)

What holds it up

The building stands on more than 350 piles, each driven 12 to 15 metres into the ground. They carry its weight down to firmer layers below the reclaimed surface. Above ground, Bayfancy says it used fair-face concrete methods, forming the structure precisely enough that walls and slabs need less correction before plaster.

What is inside

  • Homes only. The managing director said early on that the tower would have no commercial units, for residents' privacy. Shops and services were planned for a neighbouring plot instead.
  • A double-height lobby with a ceiling of over six metres, a concierge desk, a seating area and a vertical garden.
  • Level 17 for residents:
    • an infinity pool;
    • a fitness centre and yoga studio;
    • a children's play area;
    • a billiards lounge, a barbecue terrace and outdoor dining;
    • a reading room;
    • co-working space and meeting rooms;
    • a multipurpose hall.
  • In each apartment:
    • a large balcony with a hydroponic planter;
    • smart-home controls for air-conditioning, lighting and entertainment, by voice or phone;
    • floor-to-ceiling doors and windows.
  • A planned butler service.

What it is built with

Bayfancy has opened a materials showroom with the brands going into the building. They are mostly established Chinese manufacturers, with some international names:

  • Mitsubishi lifts;
  • Xinyi double low-emissivity glass;
  • Kinlong window and door hardware;
  • SKSHU (3TREES) exterior coatings;
  • Hikvision security;
  • OPPLE lighting;
  • LESSO pipes;
  • CIFIAL bathroom fittings.

What we do not know yet

Bayfancy has not published:

  • the total number of apartments;
  • the lift count;
  • the expected monthly service charge.

The service charge matters most, because a full amenity floor and a butler service have to be paid for. Ask for all three before you commit.
