What your rent buys at Fitron Residences

Rent at Fitron Residences buys two things: a flat, and a share of a building that was designed around its common spaces. The flat Binga currently lists is a top-floor 2+1 at USD 2,400 a month. The share is a rooftop infinity pool, a rooftop gym, a lounge and recreation hall, a garden between the two towers, a children's playground and retail floors inside the building. Here is how the two add up.

The homes and the rents

Fitron is two blocks of ten floors, 95 homes in all, in Hulhumalé.

• Luxury 2+1 apartment on the top floor: two bedrooms plus a third room, three bathrooms, 1,000 square feet, listed through Binga at USD 2,400 a month (asking, September 2026). The listing does not state the furnishing level; the concierge confirms it and the inventory before a viewing.

For reference, a fully furnished 3+1 with four bathrooms and an ocean view was listed through Binga at USD 2,200 a month in July 2026 and has since been let. That the larger furnished home was listed for less than the smaller top-floor one is a reminder that at Fitron, as elsewhere, floor, view, condition and the owner's own view of the market all move the figure; two listings are not yet a band.

At the pegged rate of roughly 15.4 rufiyaa to the dollar, USD 2,400 is about MVR 37,000 a month, and the 1,000 square-foot plan works out at USD 2.40 a square foot. Both figures sit in the upper part of the range the concierges quote for new-build homes in Greater Malé, where dollar pricing is normal.

What comes with the building

This is where Fitron's rent stretches. From the developer's brief:

• An infinity pool on the roof, its edge looking out over the surrounding lagoons.
• A fully equipped gym on the roof, with treadmills, cross trainers, stationary bikes, weight and strength machines, and space for yoga and aerobics.
• A general lounge and recreation hall for residents and their guests.
• A garden in the structure linking the two towers, and an open playground for children in the compound.
• Retail floors with shops, cafés and service counters run by private businesses.

What the sources do not tell us, and what the concierge confirms before you sign: parking, backup power, security arrangements and the service charge. The catalogue does not record the developer either, so we do not name one. We would rather ask than print a guess.

What to ask about furnishing

In Greater Malé, fully furnished means move-in ready, semi-furnished means the fixed things (kitchen, wardrobes, usually air-conditioning) without the loose ones, and unfurnished means the shell. The rent should follow the tier. Because the current Fitron listing does not state its tier, it is the first question the concierge puts to the owner, and the answer goes into the viewing notes and from there into the tenancy agreement.
