What your rent buys at FW Residence

At FW Residence the question is less "how much" than "which side". Every home Binga has listed in the building is a fully furnished three-bedroom with three bathrooms, and the rents move within a narrow band. What changes is the size, the corner and the view. Here is what a tenant gets for the money, as of September 2026.

The homes, by rent

All three are listed through Binga and currently open to tenants. A further 1,200 sq ft three-bedroom, listed in August at $2,400 a month, is not available at present.

At $2,700 the tenant is paying for the corner and the water: dual-aspect floor-to-ceiling glazing, an open-plan sitting, dining and island kitchen, three ensuite-served bedrooms, a dedicated laundry room, a store, and a private balcony over the lagoon, the arched bridge and the open sea. The listing describes it as brand new.

At $2,500 the premium is outdoor space. This is a bright corner home with a large wrap-around balcony off the open-plan living area, fitted wardrobes in all three bedrooms, and ceiling fans alongside split-unit air-conditioning in each. For a family, a low floor and a balcony that works as a second room can matter more than height.

At $2,400 the tenant gets the same three-bedroom, three-bathroom format in 1,200 sq ft, higher up, looking towards the sunrise and Central Park, with the building's leisure facilities and on-site shops downstairs.

Reading the numbers

These are dollar rents, which places FW Residence in the premium and expatriate segment of the market; Binga's rent guide explains why new-build, fully furnished homes are often quoted in USD, at a pegged rate of roughly 15.4 rufiyaa to the dollar. Fully furnished means move-in ready. Ask for the inventory in writing; the concierge records it at the viewing so it becomes part of the agreement.

Per square foot, the second-floor corner is the lowest-priced of the three and the eleventh-floor home the highest; the twelfth-floor corner costs the most in total and gives the most light.

What the building provides

The catalogue lists a gym, a swimming pool, a children's play area, lifts, a restaurant, a café and a convenience store, with 24/7 security and CCTV, access-card entry and an intercom, garbage disposal on each floor, and parking for a car or motorbike. Ask the concierge whether a parking space comes with the specific flat, and what, if anything, is charged for it.
