Buying at Luxera Nadhee with Binga

Viewing, verification, negotiation, financing and handover: how a Binga concierge walks a buyer through a purchase at Luxera, and who the building tends to suit.

LUXERA Nadhee

A purchase at Luxera is a large decision made in a small number of steps. Here is what the concierge does at each one.

1. The brief

Tell us who the home is for and how you intend to use it: your own family, a let to corporate tenants, or both over time. That changes the floor and plan we suggest. A family wants the 1,440 square-foot plan and a lower floor for the children; a letting owner often wants the plan that rents best per rufiyaa.

2. The viewing

We arrange a viewing of the actual unit or, if the building is still handing over, the closest finished equivalent and the rooftop. The concierge walks it with you and reads it honestly: light at the time of day you will be home, the balcony orientation, the sound from Sosun Magu, the lift and lobby.

3. Verification

Before any money moves beyond a booking fee, we confirm the developer's authorisation to sell, the Ministry approval on record, and the exact unit's status. TATA Housing's approvals are in place; we still check the paper for your unit.

4. Price and terms

We negotiate directly with the seller on your behalf: price, payment schedule, parking, handover date and what is included. Where a home loan is involved, we line up the BML or HDFC route and the pension-collateral option so the offer and the financing move together.

5. Agreement and handover

We check the sale agreement against what was agreed, coordinate the equity payment letter the bank requires when equity is paid to the seller, and attend the handover to record the condition of the unit.

After you own it

If you intend to let the unit, the same concierge who helped you buy it will inspect, price, photograph and market it, vet the tenants and prepare the tenancy agreement, paid only when the tenant is placed. Binga has already let homes in this building; you would not be the first owner to do it this way.

Sources and method

Prices are asking prices as listed through Binga unless marked achieved, and are dated. Developer descriptions are reported as the developer's own. Facts the desk could not verify are left out. Spotted an error? Write to hello@binga.mv; corrections are noted at the foot of the piece.
