Solitaire, what your rent buys per square foot

Two 3+1 homes on offer through Binga at USD 2,400 and 2,700 a month, compared foot by foot: what the ocean view costs, what furnishing adds, and what the building's services and shared spaces put into every month's rent.

A monthly rent is easier to judge when it is broken down. Solitaire Luxury Residences has two homes on offer through Binga this month, both 3+1 plans with four bathrooms, and a third that let over the summer. Set side by side, they show what a tenant is paying for: space, view, furnishing and a building with an unusually long list of shared rooms.

The homes, foot by foot

All asking rents, as listed through Binga; dated by listing.

HomeSizeFurnishingAsking rentPer sq ft
Premium 3+1 city-view apartment, 8th floor1,260 sq ftFully furnishedUSD 2,400 a month (July 2026)about USD 1.90
Ocean-view 3+1 apartment, 8th floor1,160 sq ftNot recordedUSD 2,700 a month (July 2026)about USD 2.33
3+1 serviced apartment, 8th floor (let)1,260 sq ftFully furnished, servicedUSD 2,200 a month when listed (July 2026)about USD 1.75

Three readings follow. First, the ocean costs something. The ocean-view home is 100 square feet smaller than the city-view one and asks USD 300 a month more, more than a fifth more per square foot. For a tenant who will sit on the sofa looking at the sea every evening, that may be the best money in the rent; for one who is out all day, the city side is the more generous home.

Second, furnishing should be checked, not assumed. The city-view home is fully furnished in a warm Japandi and modern Nordic style, with natural oak and high-end built-in finishes. The ocean-view listing does not record its furnishing level. Ask for the inventory in writing before comparing the two.

Third, the serviced home that let earlier listed below both. The listing price is not a guide to what was finally agreed, and what "serviced" included should always be spelled out, but it shows that the building's rents are not only about the view.

In rufiyaa, at roughly 15.4 to the dollar, the two live homes ask about MVR 37,000 and MVR 41,600 a month: the upper part of the range Binga's concierges quote across Greater Malé, where executive and new-build premium homes are commonly priced in dollars.

What every month also pays for

The rent at Solitaire includes use of a building designed around its shared spaces:

  • a residents-only clubhouse with dining and lounge areas, a pocket billiard table, a wide home theatre with 360-degree sound and a covered deck
  • a gymnasium on a wooden deck, in two dedicated spaces for women and men
  • an infinity pool with loungers, and a kiddie pool
  • a secure indoor kids' play area near the lobby, for babies and toddlers
  • a private cinema and bookable event venues
  • a co-working space, indoor and outdoor
  • retail and dining at street level

And the services that are easy to overlook until they fail: security, lifts, what the developer calls reliable electrical systems, garbage disposal, firefighting facilities, and dedicated car and bike parking on the lower and upper ground floors.

Ask the concierge whether the service charge is included in the rent, whether a parking bay comes with the home, and the hours of the pool, gym and co-working space.

Who built it

The catalogue does not record Solitaire's developer, and the desk has not confirmed it. It will be named here when it is.

Renting through Binga

A concierge reads your brief, shortlists homes that fit and arranges viewings; both live homes are on the same floor and can be seen in one visit. Every home Binga introduces has been inspected and its owner verified, and the agreement is made directly with the owner.

The next step: send a tenant brief at https://concierge.binga.mv/tenants, or message the concierge team on WhatsApp at +960 778-3395, and say whether the city side or the ocean side is the one you want to see first.

Prices are asking prices as listed through Binga unless marked achieved, and are dated. Developer descriptions are reported as the developer's own. Facts the desk could not verify are left out. Spotted an error? Write to hello@binga.mv; corrections are noted at the foot of the piece.
