Renting from Renaatus: daylight, sea views and a growing list of shared spaces

Four Renaatus buildings in Hulhumalé, from beachfront Ithaa Muiy to Irumathi's rooftop pool and vertical gardens. What their developer designs for, what a tenant can expect, and what the desk has not yet verified.

Renaatus has four buildings in Hulhumalé: Ithaa Muiy, Irumathi, Javaahiru and The Skyside. Across all four the developer returns to the same three ideas: let the daylight in, let the air move through, and turn the building towards the sea. Binga has not yet listed a Renaatus home for rent, so this profile is built on the developer's own descriptions, and says plainly where the desk has not been inside.

The signature

Ithaa Muiy, which the Javaahiru brief names as its sold-out predecessor, is a ten-storey beachfront building of 73 homes, residential above and commercial below, which the developer says was designed to maximise daylight and natural ventilation while framing the best views of the ocean. Its brief mentions ocean-view penthouses and kept grounds with parking and space for residents and guests to sit out.

Irumathi, on the eastern shore, takes the idea further. The developer promises direct ocean views from every apartment and uses vertical gardens through the building, in the lobby, on a community garden wall and behind the rooftop gym. Javaahiru, named after the local word for diamond, leans on interiors: large living-room windows, fully equipped kitchens with generous counter space, and a gym. The Skyside, in Hulhumalé Phase 2, is described as airy, with balconies, open kitchens, laundry areas and sea and city views.

The thread for a tenant is light and outlook. These are buildings designed to be looked out of.

What the buildings provide

The shared spaces vary from building to building. Irumathi's list is long: a café, a co-working space and a convenience store on the ground and first floors; a childcare centre; a private family theatre; a rooftop gym with sauna and steam rooms; a rooftop infinity pool with a children's pool and sun deck; an ocean-view event space and terrace; basement and ground parking with motorcycle spaces; and waste disposal points on each floor. Irumathi is still listed as selling, so its homes will reach the rental market as owners buy and let.

Elsewhere the lists are shorter. Javaahiru's brief names a gym. The Skyside's catalogue text says some homes have access control and amenities such as a gym, pool and clubhouse, with 24-hour manned security and CCTV in some buildings. The desk has not verified which of those apply to which block, and a tenant should ask.

What rents look like

Binga has not listed a Renaatus home, so there are no rents to report here. The concierge will quote from live owner listings when one comes to market, and will say so in this series.

Which building suits whom

  • A tenant who wants the sea from the sofa: Ithaa Muiy or Irumathi, both built around ocean views.
  • A family with young children: Irumathi, for the childcare centre, the children's pool and the family theatre.
  • Someone who works from home: Irumathi's co-working floor and café are the only purpose-built work space in these four briefs.
  • A household that prefers Phase 2: The Skyside, with 2+1 and three-bedroom plans, several with attached bathrooms.

Renting through Binga

Send a brief at concierge.binga.mv/tenants or message +960 778-3395 on WhatsApp. If a Renaatus home is what you want, the concierge will look for owner listings across the four buildings, arrange the viewing, and inspect the home before you sign.
