Renaatus Irumathi, what your rent will buy

No Irumathi home has been listed for rent yet, so there is no rent to quote. What a tenant's money will pay for when the homes arrive, what drives rents in Hulhumalé, and the questions to ask first.

Renaatus Irumathi is still selling, and not one of its 69 homes has been listed for rent through Binga. So this piece does not quote a rent. It sets out what a tenant's money will pay for when the first homes do come to market, what usually decides rents in Hulhumalé, and what to ask before agreeing a number.

What the building provides

On the developer's description, the rent on any Irumathi home will include access to a long list of shared facilities:

  • a rooftop infinity pool, a children's pool and a sun deck
  • a rooftop gym with ocean views, a sauna and steam rooms
  • a private family theatre
  • a childcare centre in the building
  • a vertical community garden
  • an ocean-view event space and terrace
  • a café, a co-working space and a convenience store on the ground and first floors
  • secure basement and ground-level parking, with dedicated motorcycle spaces for residents and guests
  • waste disposal points on every floor

That is a fuller list than most buildings in Greater Malé offer, and it has a cost. Shared facilities are paid for through a service charge, and that charge ends up, one way or another, in the rent. The question for a tenant is not whether the facilities are good, but whether they are the ones the household will use.

What sets the rent in Hulhumalé

Binga's concierges quote homes across Greater Malé from roughly MVR 15,000 a month for smaller homes up to MVR 55,000 and beyond for executive and new-build premium units, which are often priced in US dollars. Where a home sits within that range depends, in order, on furnishing, on the building, on the floor and on the view.

Irumathi has an obvious claim on the last two: the developer places every home facing the ocean. A new building with a lift, parking and managed shared spaces also prices above an older walk-up of the same size. Furnishing will be decided by each owner. Fully furnished homes carry the highest rents and suit short placements; semi-furnished homes include the fitted kitchen and wardrobes but not the beds and sofas; unfurnished homes suit long family tenancies. Where an Irumathi home lands will depend on which of these its owner chooses. The desk will not guess at a figure before it has seen one.

Who built it

Irumathi is by Renaatus, whose other developments in Binga's directory are Renaatus IthaaMuiy, Renaatus Javaahiru and The Skyside by Renaatus in Hulhumalé. All three are listed in the catalogue as sold. Irumathi is the one on the eastern shore, and the one still selling.

The questions to ask first

When a home here is offered, ask the concierge to confirm in writing: the internal area and floor; which way it faces; the furnishing inventory; whether the service charge is included in the rent; whether the childcare centre charges its own fees; the hours of the pool, gym, sauna and steam rooms; how the theatre and event terrace are booked; and whether a parking bay or motorcycle space comes with the flat.

Renting through Binga

A concierge reads your brief, shortlists homes that fit and arranges the viewings. Every home Binga introduces has been inspected and its owner verified, and the tenancy agreement is made directly with the owner, with no broker layer on the rent.

The next step is to send a tenant brief at https://concierge.binga.mv/tenants, or message the concierge team on WhatsApp at +960 778-3395, and say you would like to hear when Irumathi homes come to rent. The desk will publish the first rents here, dated and labelled, when there are any.

Prices are asking prices as listed through Binga unless marked achieved, and are dated. Developer descriptions are reported as the developer's own. Facts the desk could not verify are left out. Spotted an error? Write to hello@binga.mv; corrections are noted at the foot of the piece.
